# Text Message Privacy Policy
Effective date: August 6, 2026
This policy covers text (SMS) messaging by ACRES Real Estate, LLC dba ACRES Property Management, and its affiliated companies Secured Investments NW, Inc., GPO Maintenance, LLC, and PDN Paralegal Services, LLC (together, “we” or “us”).
**What we collect.** When you opt in to text messages, we collect your name, mobile phone number, your consent record (date, time, and method of opt-in), and the content of messages you send us.
**How we use it.** We use this information only to send and manage informational, account-related text messages connected to our services, such as application status updates, maintenance and inspection notices, appointment scheduling, and rent or payment reminders, and to respond when you text us.
**What we do not do.** We do not sell your mobile number or use it for third-party marketing. **No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Text messaging originator opt-in data and consent will not be shared with any third parties, excluding aggregators and providers of the text message services necessary to deliver our messages.**
**Service providers.** Messages are delivered through our business phone and messaging providers (currently AT&T Office@Hand) and, for some account notices, our property management software provider (AppFolio). These providers process your number solely to deliver messages on our behalf.
**Opting out.** Reply STOP to any message to stop receiving texts. Reply HELP for help, or contact us using the information below. Opting out of texts does not affect your application, lease, or services; we will use other contact methods you have provided.
**Retention and security.** We keep consent records and message history as long as needed for the customer relationship and legal record-keeping, then delete or archive them. Access is limited to personnel who need it.
